In 1926, some people from Oakland, The Rio Dell Corporation, purchased the 100 acre estate of H.B. Lytton to build a resort, Rio Dell.

The plan called for a dance pavilion 60x100 feet and a cafeteria 50x85 feet with seating for 100 people. There would be 300 single bath houses and parking for 3,500 cars. The center would include a tent city with 50 sleeping units and 50 housekeeping tents, and a skating rink.

It didn't go smoothly. There was much resort competition at this time on the river, and the impending Great Depression certainly didn't help. The property was foreclosed due to the inability to pay off the loan, so it was sold in 1931 for $35,000. The new plan was to divide the land into lots.

It was sold again in 1939 for $24,000, including 50 acres, cottages, dancing pavilion, store, skating rink, and beach equipment.

In 1940 , it was taken over by the Jack Coon Post, American Legion of Guerneville and renamed "American Legion Recreational Park, Inc.
